The exponential growth of Uptown, Downtown and the Arts District can be attributed to a development track that capitalizes on walkability, arts, entertainment and dining amenities and an environment that supports both work and play.

Five years ago, there was limited inventory of new residential construction in Uptown and Downtown – and not a great deal of interest in urban living, says Robbie Briggs, president and CEO of Briggs Freeman Sotheby’s International Realty. “The huge draw of the area started with the creation of the Klyde Warren Park and the development of The Arts District. Together, they’ve made downtown a true destination.”

Three levels of custom modern design in the Dallas Arts District

12/29/2014

Photos / Briggs Freeman Sotheby’s International Realty

All the richness of the city has been transposed vertically into this appealing three-level townhome atop One Arts Plaza. Homes at this Arts District address have elevated “quality of life” into “the art of living.” With contemporary styling, state-of-the-art technology and alluring amenities it is easy to understand the appeal of the “Arts District Life” and all in which it encompasses.

Residence 1912 is a 2-bedroom, 2.5-bath home with a Study that works on both an intimate and vast scale but never forgets to foster the comfort of its inhabitants. There is a shared language between the elegant materials and clean detailing throughout the home that unifies each of its three distinctive levels. The layout and design provide an aesthetic of warmth and calmness rarely offered in such an urban setting. With museum finished walls, 11-ft ceilings, 10-ft window walls, extensive seagrass limestone and balanced art lighting, a seamless solution of practical form and proportionality have been achieved.

The core of the residence is its “main-level” which contains the juxtaposed living spaces that make it most unique. The living, dining and kitchen areas have been united to form a fantastic entertaining space which overlooks a tri-level outdoor terrace. Visual continuity between the internal and external spaces has been extended beyond their physical boundaries here and into the glittery landscape.

While emphasis has been placed on the use of space and views on the core level, it must also be stated that the kitchen has been carefully thought-out and is an engineering-inspired construction. Bulthaup™ cabinetry finished with Natural Oak wood has been accented by Statuary White marble countertops providing an innate elegance. There are stainless steel Miele™ appliances with gas cooking, Sub Zero™ refrigerator/freezer and a separate wine cooler. A large island bar in a Natural Oak is the perfect balance between functionality and style. This immense storage space beneath the bar is perfect for table settings and decorative objects but also assists with culinary preparation associated with entertaining.

The upper level master suite generates form and volume with a private terrace that also aligns with the western vantage points. The window wall provides transparency between indoor and outdoor spaces with the changing hues of the sky. Hardwood flooring provides a well-defined balance to the open room and there are two individual dressing areas completed by custom walk-in closets. Both closets provide separation and optimal wardrobe storage. The luxurious master bath offers a linear dual vanity with square-cut vessels. A large soaking tub, also in a profound square shape, is prominent to the room with a granite accented wall. A separate walk-in shower has been cleverly concealed beyond a frosted glass door.

The lower level of the home offers visual continuity between the internal and external spaces with limestone clad flooring which continues through the window wall onto the outdoor terrace space. A second master is located here that is robust in size and itself a private refuge. The simplicity of this room makes it diverse enough for many purposes including a den. A chic private bath is outlined with granite walls and floors and offers a glass enclosed shower. The striking vanity is large and provides depth to the area. A study is also present on this level and overlooks the outdoor terrace. Clearstory windows in both the bedroom and office modulate reflective light to create a soothing environment and establish a strong connection to the outside. A half-bath has been placed on this level for convenience has feature an artistic wall-mounted sink.

Other amenities of this residence include Smart System technology which allows residents the ability to select, request and schedule a wide variety of services all from the comfort of home. There are motorized shades and private entrances on each level. Design features include Vola™ hardware fittings for showers, tub, and lavatories, 9’ tall solid core interior doors with architectural grade operating hardware, recessed lighting with dimming controls, and acoustically treated demising walls and floors separating each home.

The building caters to each homeowner with concierge service and 24-hour security, a dramatic rooftop pool, a resident lounge and fitness center. Additionally, there are two-garage spaces. Click here to schedule a private tour.

Live Above Downtown

10/19/2012

It’s no accident that One Arts Plaza shares a street number with the nearby Dallas Museum of Art: the two buildings face each other at opposite ends of Dallas’s vibrant arts district. In between lay the city’s top-tier performing and visual arts institutions – all within walking distance. And downtown, Uptown and the Calatrava Bridge create a living, lighted landscape.

Across North Texas, architects are working with clients who want clean, contemporary homes that integrate the outdoors through expansive windows.

Mark Danuser of Tatum Brown Custom Homes says that clients’ increasing demand for large, floor-to-ceiling windows is driving the rising cost of construction. “Some people are spending $1 million on window and door packages.”
