Real Estate Myths to Watch for in Today’s Market

The real estate market is abuzz with reports of homes flying off the market in record numbers.
But along with all that good news are a few myths creating confusion for buyers and sellers. Real estate experts from Briggs Freeman Sotheby’s International Realty offer these tips on real estate myths.
“People think everything is selling and that you can ask any price. That’s not correct. In order to get top dollar, you need to have a home in great condition and price it in line with market value. Buyers are passing on homes they don’t think are worth what the seller is asking. Pricing is still critical in this market,” said Shell Stegall.
“Some sellers believe that even homes in poor condition will be snapped up because it’s such a hot market. The truth is that buyers want to walk into a house that is finished and ready for new owners to move right in. Walk through your home with your real estate agent and make a list of the things that will trip up potential buyers when you start showing,” said Carol Storey.
“It’s a myth that all you need to do to sell your home is put a sign in the yard. A marketing plan, which includes professional photos and the right network, is critical to attracting well qualified buyers,” said Jennifer Ferguson.
“Today’s market is very quick. Buyers and sellers need to work with an agent who knows how to network and bring about an off-market deal. Homes are selling so quickly, often before hitting MLS, so it’s important to have an agent who can stay on top of the daily—sometimes hourly—changes,” said Tim Cox.
