The Robbie Report: DFW Growth Makes It Ripe for Investment

Dallas-Fort Worth has made the Top 10 on Forbes magazine’s 2013 Fastest-Growing Cities list, proving yet again it’s a city on solid ground when it comes to investments.

Despite a great deal of new competition, DFW remained in the Forbes Top 10, boasting the following statistics:

  • 2012 population: 6,700,991
  • Growth since 2000: 27.9%
  • Growth since 2011: 2.0%
  • Rank in 2011-2012: No. 5

 

“Growth momentum has shifted decidedly toward Texas,” Forbes contributor Joel Kotkin writes in his analysis. “Austin’s population expanded a remarkable 3 percent last year, tops among the nation’s 52 largest metro areas. Three other Lone Star metropolitan areas — Houston, San Antonio and Dallas-Fort Worth — ranked in the top six and all expanded at roughly twice the national average.

“…Certainly sustained economic growth, low density and more affordable housing all clearly continue to push the center of population gravity toward certain Sun Belt cities, primarily in the Southeast and Texas. It turns out that neither the Great Recession, the housing bust or a much hyped preference for dense urbanity is turning this around.”

A perfect example of DFW growth from investment is the recent State Farm Insurance expansion.

In her real estate blog, Dallas Business Journal writer Candace Carlisle writes about why State Farm chose Dallas as a regional hub:

“When State Farm Insurance signed leases for more than 2.5 million square feet of office space in the past year, Dallas-Fort Worth real estate sources speculated the insurance company was up to something big.”

Dallas is one of the few markets in which the company will expand, and officials continue to explore real estate options, a company spokeswoman said.

“As it has done throughout its 90-year history, State Farm continues to review its facilities, looking to ensure employees are in the right places to provide the best service possible for our customers,” State Farm spokeswoman Patti Kelly told Carlisle. “Customers’ expectations continue to evolve and we need to adapt as those expectations change.”

According to Carlisle’s research, State Farm has had an operations center in North Texas since the mid-1990s. It currently has 2,000 employees in Dallas-Fort Worth.
